Custom Home Builder

So you’re searching for a Custom Home Builder or at least you think you are? In most markets it is worth researching the custom home builders in your area before selecting a stock production new construction home.

In most markets a custom home builder will have a designer sit with you and either create an exclusive home design or modify an existing plan of theirs to suite your desires and budget.

In our market the custom home builder is the standard and this gives our new home customers the freedom to select a builder based on their experience and recommendations from friends and past customers of the builders. It has been my experience that building with a custom home builder cost very little if any more that accepting a stock home plan.

With most custom home builders you will have more flexibility with not only the plan design but also product selection.

While many people will say they don’t want the burden of having so many choices to make when it comes to the products in their new home, I liken it to calling the car dealership and telling them to pick you any car off the lot and send it over because you don't want the input on what features are important to you.

The difference here is you will spend a lot more money on your new home, probably own it longer, and definitely spend more time in it than your car. It surprises me how many people put less time into deciding the details of their home than they do selecting a new car.

So why would you not consider a custom home builder that will work with you every step of the way to make sure that all of the most important areas of your new home are set up just the way you want?

When searching for a custom home builder be sure and ask to see that the builder is properly licensed and insured to perform work where you want to build. This includes asking that all their subcontractors are properly licensed.

Be sure and ask to tour a few homes they have completed and it is also a good idea to tour a site under construction to see how clean and organized they keep their work sites. Have a couple of one on one conversation’s with past customers, without the builder present and ask for an honest assessment of the entire process.

When talking with past customers ask questions like:

Did your project progress on schedule or where there delays?

Was the payment schedule as originally agreed?

Where there any cost over runs and were they discussed before they were performed?

How was the quality of the workmanship in all phases?

How is the quality of the products this builder uses?

How accessible was the builder when you had a concern?

If you have had any concerns after you moved in how well where they handled?

Would you recommend this builder to a family member or your best friend?

I want you to understand here that you will be building a relationship that needs to be closer than some of your relatives so it is important to know who you will be working with on a daily basis and who you will call if you have a concern. In the construction business, time is money, and after all it is your money.

I want to mention again that after 33 years in this business I think working with a local custom home builder is always the best choice if it fits your budget and you have a quality builder.

The fact is that a custom builder will add a percentage of the total cost to coordinate every aspect of your home. I can tell you from experience that if you were to break the time down it takes to make sure every task is done correctly and on time you would understand that the added cost of your custom home builder is a very small price to pay for the piece of mind to have it done right will you focus your time on earning the money to pay for this dream home. You will be money ahead in the long run!
