From Here to Your Dream Home!

Homebuilding Schedule...Step by Step

Plan design

Site Selection

Project cost estimates & contracts

Arrange construction financing

Permits

Excavation begins

Concrete work

Plumbing tie-in & rough-in

Concrete finish main

Electrical temp service or generator for power

Site backfill rough grade

Temp drive access for deliveries

First framing loads

Framing begins

Framing inspection as required

Framing material deliveries as required

Once roof is in place:

Plumbing rough in begins

Plumbing material on site

Electrical rough in begins

Electrical material on site

HVAC rough in begins

HVAC material on site

At this point roofing should be in place

Windows & exterior doors set

Coordination of all above to work in same space

Schedule inspections for all above as needed

Coordinate any inspections-deficiencies corrected

All services in place

Wall insulation & blocking installed and confirmed

At any point up to now all exterior finish installed

Drywall is hung and finished

After ceilings are hung final ceiling insulation can be blown into place

Permanent electrical hookup should be in place & inspected

Interior painting is complete

Finished electrical & plumbing fixtures all on site

Electrical finish installed and checked including Data

Plumbing finish installed and checked

HVAC systems finished and checked

All cabinetry installed and tops measured & ordered

All interior doors-trim-stair parts installed

Counter tops all installed

Final plumbing fixtures installed in tops

All floor covering installed

Somewhere in above all driveways, sidewalks, and patios where poured

Final site clean up

Final Landscaping

Walk through and punch list

Deficiencies repaired

Final inspection

Mortgage closing

Occupancy

I’m going to list General Contractor first as we will discuss this topic in much greater depth in another section and we will cover then at what point in the process you will make this decision. For now we will focus on the general process. You will find as you flow through this section that my reasoning for this order is so you can establish early what is most important to you.

I see so many people pick a site or builder and then have to conform to their options rather than creating their own homebuilding schedule and then finding the elements to fit their desires. My recommendation is to always first Assess Your Needs and Wants.


This will lead you naturally into the next process where you will need to collect information relevant to those needs. Some examples might be, will you need professional help for Plan Design or where will you start your search for MATERIAL SELECTION for some of the key elements you want in your project.

From here there is more than one school of thought in the area of Site Selection as some choose a site first and then a design and others find a perfect design and then a site to compliment it. To tie all of these areas together you next need to develop PROJECT COST

You have created a budget in your first assessment, now is the time to bring all elements together and look at overall projected costs. During this time you will typically be arranging a Construction Loan

This is an often overlooked part of the enjoyable memories of your project and might come in handy as a progress monitoring tool. This of course leads us into the area of PROGRESS MEETINGS It’s a good idea to schedule in advance a series of short meetings for all involved to keep on track.

Even the best laid plan will from time to time develop the need for some CHANGE ORDERS . This topic falls again under the area of Construction Document but will be something you will likely experience along the process.

At the end of the construction process, you will likely go through a PUNCH LIST Before final loan closing and OCCUPANCY
